Terms and Conditions New Financial Year Promotion

1. The new financial year promotion only applies to selected properties in Brisbane, Ipswich and Townsville. Property selection is at thediscretion of Defence Housing Australia ("DHA"). Visit http://www.invest.dha.gov.au/offer/homec.sok to view the selected property list ("Selected Property"). The number of properties available under this promotion may vary from time-to-time and is not guaranteed.
2. To be eligible to claim the new financial year promotion:
   
   1. an investor must enter into:
      
      
      1. a contract for the sale of a Selected Property with DHA ("Contract"); and
      2. a lease of the Selected Property to DHA on DHA's standard terms of lease ("Lease"); and
   2. the Contract and Lease must be completed on or before 30 September 2008; and
            "Eligible Investor" means an investor who satisfies conditions 2(a) and          2(b).
3. Where the contract is not completed and the lease signed on or before 30 September 2008 for any reason, the commencing rent payable under the terms of the lease will be the market rent as determined by DHA.
   
4. Investors should seek independent advice regarding thepurchase of a Selected Property, the Contract and the Lease. Investorsshould make and rely upon their own assessments of the investments.
5. These terms and conditions shall be governed by the laws of Queensland.
